Property Investment:
  • Are you considering Investing in the UK Property Market but have limited time to gain confidence and take that step? Or are you lacking time to research and add to your portfolio?

  • Our core service is sourcing property deals for investors to purchase; we negotiate the deal, secure the property and introduce you to the Vendor to complete the purchase.

  • We call upon our local knowledge, network and experience to find property deals, passing them on to our Investor network. Typically, we target properties in the in the region of £180,000 – £250,000 in Ipswich and £450,000 – £550,000 in Cambridge.

Ownership & Expertise:
  • You, the Investor, own the Property in your name, we are purely the deal hunters and negotiators, saving you time and money, whilst securing you a profitable long-term investment.

  • Our commitment is to only offer deals to our investment network, which we would buy ourselves, naturally you may ask ‘why then don’t we buy them ourselves’? Well, quite simply there are a lot of quality investment opportunities and we don’t have unlimited cash reserves.

Service & Charges:
  • We offer a personalised service to our Investors, where we discuss and understand your goals to enable us to find a property specific to your requirements.

  • In addition, with your permission, we will add you to our ‘Deal of the Month’ mailing list.

  • A ‘Finder’s Fee’ is charged for our time & service, typically £5,000 + VAT. We believe this is fair due to the quality of deal we have found for you, an investment we are confident will be profitable both in the short and long term.

3 Step Process:

Discover & Understand
  • Should you wish, we will arrange a time to contact you to Discover in more details your Investment goals, understanding how PropertybyBuben could support you with these.

Finding Property Deals
  • We continue hunting in our specialist areas, using an extensive contact network to secure profitable Property deals.

  • You sit back and wait for Deals to reach your Inbox, we promise we will not mail you more than once a week, or even limit Contact to purely our ‘Deal of the Month,’ if you prefer.

  • If you have requested our personalised Deal Sourcing Service, we will be in touch on a more regular basis to share properties we have found, which meet your criteria.

  • To avoid delays once you choose to purchase a Deal, we will send you our Terms of Sale to review in advance.

Review, Purchase
& Completion
  • After you have reviewed a Deal and confirmed you are ready to make a purchase, we will contact you to answer any remaining questions.

  • If you haven’t done so already, we will need you to sign and return our Terms of Sale.

  • Once you are comfortable, we will send you our Finder’s Fee invoice. Your funds are held securely until the Property Purchase is completed.

  • Once we have both the signed Terms of Sale and payment, we will ensure the Property is removed from the Market.

  • We step back and introduce you directly to the Estate Agent, with the purchase following the standard UK Sales Conveyancing process.

Commitment: – We remain on hand to support you during the Sales process and can introduce you to Solicitors and Mortgage Brokers if required.
